General Summary:

The Facilities Manager is responsible for the physical facility, assuring its cleanliness and operating condition for the school district. The Facilities Manager is accountable to the Director of Facilities and Transportation. 

 

Principal Duties and Responsibilities:

  1. Uses LEAN Continuous Improvement Techniques and Tools in all facets of work.
  2. Selects, trains, and evaluates employees.
  3. Meets with and provides support to custodial staff on a daily basis.
  4. Is responsible for the cleanliness and operation of the school plant.
  5. Assures completion of minor repairs and preventive maintenance work and reports additional needs.
  6. Responsible for training and evaluation of custodial personnel.  Areas of training include but not limited to:
    • Fire Alarm System
    • Security System
    • Lock Down/Intruder
    • Boiler Alarms
    • Water Treatment
    • Weekend/Holiday Building Check
    • New Employee Training
    • Time and Attendance (Code-A-Phone and UltraTime)
  7. Is responsible for approving, monitoring and tracking employee attendance matters.
  8. Monitors lead custodians’ inventory of supplies and equipment on hand to perform daily functions.
  9. Tracks budget for supplies and equipment.
  10. Assists in the assignment of custodial coverage for scheduled activities.
  11. Ensures proper care and use of supplies and equipment.
  12. Recommends changes in practices and procedures for a more efficient operation.
  13. Assists in contract agreement administration.
  14. Available for emergency calls 24 hours a day, 7 days a week.
  15. Establishes work charts and work areas for custodial personnel.
  16. Organizes and coordinates summer work and cleaning crews.
  17. Evaluates and monitors work performance and progress of employees.
  18. Makes recommendations for the purchase of supplies and maintenance equipment.
  19. Meets and communicates with building administrators on a regular basis.
  20. Duties will include weekend supervisory building checks and work activities.
  21. Utilizes technology to increase efficiencies for staff coverage.
  22. Operate and staff the district’s fingerprint background check (MSP) system.
  23. Drives school bus on an as needed basis. 
  24. Performs other duties as assigned.

 

Knowledge, Skills and Abilities Required:

  1. High school diploma or GED required, college or trade school classes preferred. 
  2. Valid driver's license with a clear driving record. 
  3. Hold CDL; willingness to obtain commercial driver’s license (CDL) with school bus endorsement. 
  4. Must maintain a current DOT physical exam. 
  5. Possess or the ability to obtain State of Michigan certification for pesticide and fertilization applications.
  6. Possess a minimum of 5 years of experience in general maintenance.
  7. Have a valid State of Michigan driver’s license and ability to obtain within 90 days, a minimum MI Commercial Driver’s License, Class A with air brakes endorsement.
  8. Possess acceptable experience in custodial and maintenance work to carry out the assigned duties.
  9. Must be able to work with highly detailed work under changing, intensive deadlines, constant interruptions, and on multiple concurrent tasks. Must interact with district administrators, staff, vendors, parents, community members, and other stakeholders.
  10. Possess good habits, character and attendance record.
  11. Be neat in appearance.
  12. Be able to speak, read and write at a level of proficiency that permits satisfactory job performance.
  13. Possess good mechanical abilities.
  14. Be capable of reading and interpreting blueprints and sketches.
  15. Be capable and demonstrate the establishment and maintenance of harmonious effective relationships with staff, students, supervisors and co-workers. 
  16. Ability to operate and maintain applicable grounds equipment.
  17. Have personal transportation when assigned to other locations in the Traverse City Area Public Schools district.
  18. Must be able to lift 50 lbs.
  19. Capable of working from ladders, scaffolds and aerial platforms and working in confined areas such as tunnels, with proper training.
  20. Upon request, present a certificate signed by a licensed physician appointed by the school board verifying the physical ability to perform the job.
  21. Must be able to lift 50 lbs.
  22. Possess a willingness to learn new job skills and techniques.
  23. Ability to handle confidential information.
  24. Ability to conduct investigations relative to staff and vehicle accidents.

 

Physical and Mental Requirements:

  1. Must be able to report on a regular and consistent basis to the office. 
  2. Maintain consistent and punctual attendance.
  3. Duties include frequent walking and physical activity.
  4. Must possess skills to operate a variety of tools and equipment.
  5. The person in this position needs to be able to move about the office or building setting, including stooping or crouching to access equipment, office machinery, etc. 
  6. Regular use of computer and other office equipment (printer/copy machine, etc.)
  7. The ability to listen and effectively communicate, both written and orally, information and ideas to a diverse population.
  8. Ability to effectively discern information and formulate appropriate action(s).
  9. Ability to critically think and provide appropriate solutions. 
  10. Ability to work effectively and efficiently in high stress or conflict situations. 
  11. Occasionally moves boxes, equipment, and other supplies weighing up to 20 lbs across the office or building for various needs. 
  12. Ability to drive to various locations throughout the district.

Environmental Conditions:

Incumbents work in both indoor and outdoor environments with moderate to loud noise levels. Work may be completed in controlled temperature conditions; however, duties may be completed in cold and hot temperatures or inclement weather conditions. Duties may include exposure to chemicals and mechanical and electrical hazards. 

 

Work Schedules:

Must be available for on-call work, overtime and/or emergency overtime before and/or after regular scheduled workday, when necessary.

 

Background Checks:

The individual selected for this position will be required to pass a criminal history background check.
